The office premises at Margarethenstrasse 47 / 49, a mere five-minute walk from Basel SBB station, are set within a vibrant station district featuring over 25 restaurants and numerous parks nearby. By January 2024, three levels offering 1,085 m² of office area and 2,124 m² of storage space will be ready for renting.

COMMUNITY Space

A human centric approach to work

A 145 m² community space on the first floor is under development, designed to foster connections among all employees within the building. This inclusive area encourages daily interactions across different levels, departments, and organizational boundaries. For added convenience, each floor is equipped with restroom facilities, and a shower area is also accessible in the basement, ensuring comfort and practicality for everyone.

The meeting room is designed for eight people and is available to everyone equally. The occupancy of the rooms can be viewed and booked online.

The standalone kitchen is equipped with a stove, microwave, refrigerator, and a fully automatic coffee machine. A large table with 12 seats is available for group lunches and informal exchanges.

For a more private setting, there is a small lounge at the back of the community space. Perfect for a short coffee break with a customer. There is also a separate area for short meetings – deliberately for standing only.

Spread over three floors, Margarethenstrasse 47 / 49 offers a total of over 2,000 m² of storage space. For convenient transportation, a lift platform and a large elevator with a carrying capacity of up to 2,000 kg are available. Smaller cellar compartments (15 – 40 m2) can also be rented upon request.

Nest Sammelstiftung

Die Nest Sammelstiftung ist aus der Kultur der Selbstverwaltung entstanden. Im Jahr 1983 gegründet, zählt Nest heute zu einer der führenden unabhängigen Pensionskassen in der Schweiz. Mit wenigen 10’000 Franken gestartet, betreut Nest heute Vorsorgegelder in Höhe von rund 4 Milliarden Franken. Seit der Gründung investiert Nest nur in Anlagen, welche ein strenges Auswahlverfahren bezüglich Ökologie und Ethik durchlaufen. Das Nachhaltigkeitskonzept umfasst dabei 15 Prinzipien, Basis bildet der Brundtland-Bericht von 1987.

Die Liegenschaft

Die Nest entwickelte zusammen mit OOS AG und Inspire 529 GmbH das Konzept einer Gewerbefläche, die den Austausch zwischen den Gewerbetreibenden im Fokus stellt, ohne dabei die mietereigene Individualität zu mindern. Das Herzstück der Fläche bildet hierbei eine zentrale Gemeinschaftszone zu der alle Mieter:innen direkten Zugang haben. Die angegliederten Büroräumlichkeiten können modular an die Bedürfnisse der Mieter angepasst werden und erlauben einen nachhaltigen Umgang mit Raum und Ressourcen.
